due to problems with my brother, money not coming in etc., i've been working on an exist strategy for this place the last few days. i'd been thinking of renting again, which is not my first choice. then i said why not see what is available for sale, jsut for grins and giggles. talk about a shock, but a good one. i think if i can get the financing thru a va loan, i can get a damned nice place for a lot less than this one is costing. better insulated too. a couple of examples, 3 bedrm, 1 bath, 1.5 story, 49,000. 2 bdrm. 1 bath near lake, 2.19 acres, 29,000. 3 bdrm, 1 bath doulble wide, 44,900.

and that isn't all of them. some are here close to where i live, some are in the cape. but was i shocked. i could actually afford to live in one of them, and not worry about payments. and since i don't want to live too far out in the sticks, one of the ones in marbel hill would be perfect. especially since it has a garage or shop about the same as this place has.

i knew there was a reason for me to have moved up here from louisiana, other than getting away fro hurricanes. they are next on my list, after tornadoes, of things to try to avoid. there may be a couple of others, like venomous snakes, but those two are real close to the top. i'll just have to look and talk to a couple of agents, and see what happens. i'll let my pisshead brother do what he wants, but by what ever gods there may or may not be, i'm going to have a home. and preferable one that i can smoke if i want to, or have pets in.

Sounds like a good time to look into one of those homes, especially if it would be more affordable and comfortable for you.

hog, you had a double post so i deleted one of them. no biggie tho.

i just hope i can get the financing for something. but won't even be able to get an idea until tomorrow. loosing this place may not be a bad idea after all. i'd been so focused on saving it, and my credit, but there may be better things in store for me, and if it do happen, i'll be wanting to have a house warming for all from here and MD, that have been so supportive of me. wonder how many people i can get into that place close to the lake????? just bring your own tents. lol.

I would suggest going to a lender and seeing if you can prequalify for a loan first.

It's important to do what Wofw recommended... get prequalified first IF you haven't already done so. I worked in loss mitigation which helps people to avoid foreclosure, short sales, etc.

IF your credit score is above 700+, have low to zero credit card debt plus insurance, medical bills and mortgage paid on time (no collections, bankruptcy) then you have a shot. Lenders are demanding proof of income and much more these days, so be prepared. You can get at least one free credit report per year on-line... get one if you don't have it. It's better to get all three credit bureau reports if you can afford it to compare. You'd be amazed how many screw-up of other people can get attached to your report which makes it more difficult because you have to contest the issue and prove you are right!

Sounds like you have a plan. Sometimes it takes longer to figure out what you want and then it just hits you...bang...glad it didn't hurt!
